Qetaifan Island North is located north east of Doha City spanning approximately 1.3 million square meters. The project envisages a development cantered on an iconic waterpark with leisure attractions, luxury hotels, and accommodation, adjacent to diversified waterfronts. It includes an artificial salt canal which is linked to the sea, allowing visitors to enjoy fishing, boating, and plenty of other family-friendly fun activities. Over the canal side, there are amazing waterside restaurants, cafés, and retail units, as well as community facilities, such as F&B kiosks, prayer rooms, seating, and children’s playgrounds.
• Beach club (Azure):
The Club House offers an assemblage of activities and recognized as the waterfront attraction of the island. The beach club capacity is 130-250 visitors and consists of a ground, mezzanine, and 2 floors with a total BUA of 4,300 m². It features a white sand beach (area = 19,037 m²), infinity pool, restaurants, cabanas, spa, gym, as well as kids’ area which is operated by Rixos Hotels Doha. The Island’s sales center and Qetaifan projects offices are located in the upper floors of beach club’s building.

• Waterpark (Meryal):
The Waterpark stretches over a plot area of 207,015 m2 with a maximum capacity of 6,900 visitors. It consists of 38 overall attractions in the park space, as well as the important park aspect which is the (85m) Icon Tower situated on its own man-made island 300 m offshore, containing the highest water slide in the world. The waterpark is Operated by Rixos Hotels Doha.

• Site wide Infrastructure Works:
The construction of side wide infrastructure includes roads, utilities, 3 bridges, 2 pumping stations (11/0.4 KV), streetscape, linear park including landscape and structures, as well as construction of house connections.

• Micro Tunnel Works:
Micro Tunnel length is nearly 226 meters. Pre-insulated DN 700 mm pipes are installed with isolations valves and tie-in connections with Lusail & QIN.

• Hotel (Rixos):
With a total BUA of 67,556 m²; a luxurious beach resort hotel consists of a number of 335 rooms and accomodates expected daily visitors of 1,525. The Hotel includes hotel entrance, souq, ballrooms, spa toilet hub, pools, one-story basement (used for car parking purposes), and substation, as well as hotel services for 1500 guests. In addition to 10 chalets with a BUA of 2,067 m² are located in the eastern side of the hotel. The hotel building is divided into three zones: middle part and two wings. The Hotel is operated by Rixos which is a part of Accor Group.

• Waterside Retail:
The Waterside Retail is a global-scale public attraction and a hub for hospitality and leisure. The Retail Area consists of 92 retail units in 3 adjacent locations with a GLA of 12,300 m², as well as a waterside terrace area for outdoor dining, and 1,426 car parking spaces. It includes also F&B, edutainment, entertainment; in addition to the souq which is a market inspired by the Qatari culture overlooking the linear park.

• Mosque Twenty-Seven (27):
Juma Mosque of Qetaifan Island North is a unique design in Qatar. It consists of a daily women prayer hall, in addition to external court yard, and ancillary buildings.

The Riyadh Township Master Plan (RTMP) caters to approximately 30,000 new residential units and over 178,000 residents. Phase 2 (SEDRA 2) is the second development within RTMP, where RTMP has been divided into 8 phases which is equivalent to a complete district comprised of low-density neighborhoods and daily facilities in the pedestrian spines.

Each phase offers a mix of different housing products, required public and private amenities within a walking distance, generous share of different recreational open spaces and public transport provision from the neighborhood to the district center and beyond.

Developed in the interconnection of three land plots (E16-1A , E17-1, and E17-2) with a total land area of 20,665 m2; the project includes the construction of the first Transit-Oriented Development in the Kingdom which includes a four-star hotel, hotel apartments, retail areas, shops, and restaurants; as well as an entertainment area and a bus station that is directly connected to the train station.

Plot E16-1A

The plot is connected directly to the train station from a side and plot E17-1 from the other side, through an intermediate bridging that comprises an intermediate entrance hall with double height atrium in the ground floor and bridges with some retail areas in first floor.

The ground floor also includes a bus terminal, waiting area, car rental facility, souvenir shops, and cafes; while the first floor consists of a health club, medical clinics, food & beverage stores, and cafes.

Plot E17-1

The ground floor includes retail areas, supermarket, pharmacy, restaurants, and cafes; the first floors encompasses retail area, international food court (BUA: 21,991 m2), entertainment center, and home furniture & book stores; and the second floor consists of a family entertainment and bowling centers, and approximately 39 restaurants and cafes. In addition, A 4-star hotel occupies the floors from the third up to twentieth, with an estimated BUA of about 23,000 m2.

Plot E17-2

The plot includes a proposed surface parking in the vicinity of plot E17-1, with a welcoming plaza for the southern entry point in the future expansion.

The plots are served by a two-level basement that is allocated for car parking, with an estimated total area of about 29,055 m2 and total BUA of 88,645 m2, including 800 parking spaces and service facilities.

Madinah Hub Project is a mixed-use development which consists of three phases. Phase 1A comprises retail buildings, 350-key hotel, and 66 branded apartments with a total GFA of 187,995 m2. Phase 1B encompasses retail buildings with a total GFA of 48,137 m2. Phase 2 includes a 470-key hotel and retail buildings with a total GFA of 129,000 m2.

Located 6 km from the Prophet’s Mosque and easily accessible from the Haramain high-speed railway station; the development’s 129,000m2 shopping and entertainment center includes a series of glass-covered atria and streets containing a range of shops, restaurants, cafés, cinema, family entertainment centers, wellness clinic, and a museum showcasing the history and culture of the region.

 

A vibrant, open-air restaurant boulevard provides a pedestrianized, family-friendly dining experience, while a 45,000 m2 landscaped park, lake, and central civic square provide spaces for events and relaxation and include a cultural village, shops, restaurants, and cafés.

KEC hub also delivers a 350-key 5-star hotel and 66 branded residences for the Hilton brand within two large towers, each consisting of a 3-level basement and 21 floors. The hotel also offers a 500-capacity ballroom for weddings, conferences, and various events. State-of-the-art facilities include meeting/conference facilities, a fitness suite, and outdoor & indoor swimming pools, including a children’s swimming pool. A rooftop lounge hosts the main hotel restaurant.

The hotel and residences are connected directly to the wider mixed-use development, for which the two towers act as signature buildings and orientation landmarks for residents and tourists coming from the railway station and airport.
